Nailing Your Rental Application: 7 Tips for Success

We know how daunting it can be to navigate the rental application process, especially with all the competition out there. Here are some practical tips to help you ace your rental application and secure that dream rental home.

  1. Get Your Documents in Order

    Before you even start filling out that application, gather all your necessary documents. You'll need proof of income, like recent pay stubs and a letter from your employer detailing your job title, salary or hourly wage, and length of employment; references; and credit score. You can get your credit score at Equifax or TransUnion. If you're self-employed, bank statements can show your financial stability.

  2. Boost Your Credit Score

    If your credit score isn't great, don't panic! There are steps you can take to improve it. Pay your bills on time, keep your credit card balances low, and consider getting a secured credit card to build credit. A better score will improve your chances of approval.

  3. Consider a Co-Signer

    If you don't have a credit history in Canada, having a co-signer who’s a Canadian citizen and has good credit, might reassure landlords of your financial responsibility.

  4. Have Good Reference Letters

    Some landlords want reference letters. Why not have them ready to go at the application phase? Good reference letters from previous landlords can really help in securing a rental home.

  5. Offer to Pay More Upfront

    If you don't have a credit history or are worried about approval, offering to pay a few months' rent upfront can show landlords you're serious and financially responsible.

  6. Provide Contact Information

    This may seem obvious, but make sure to include your current contact details on the application, including a phone number where the landlord can reach you. You want to make it easy for them to get in touch if they have any questions.
